 38th annual virginia beach neptune festivalThe 38th Annual Virginia Beach Neptune Festival is September 30, 2011 -  October 2, 2011 at the Virginia Beach Boardwalk.  

  If you are new to the area or just visiting, the Neptune Festival is always the last weekend of September and includes a wide variety of activities for the entire family.  Approximately 30 blocks of the boardwalk are filled with various events that you won't want to miss.

        September 11, 2011 Reflection

While writing this blog, I’m overwhelmed by the emotions and thoughts that come to my mind. I was working from my home office late last night, and decided to take a well needed break from real estate. I walked down the hall to find my beautiful wife, two daughters, and son watching a documentary on 9/11.  As I sit down with my family, we shed tears as we listen to countless stories of the deeply affected.  My children: who are now twelve, fourteen and sixteen, now knowing the depth of the situation, were too young to understand the complexity of the major catastrophe that America found herself in at 8:46 am on that frightful day.

CDPE Certified Distressed Property Expert

We just had 57 realtors complete a 2 day intensive CDPE (Certified Distressed Property Expert) course here in Norfolk.

A CDPE certified realtor is equipped with the latest tools, resources, and effective methods for dealing with homeowners who are facing short sales, foreclosures and financial hardships pertaining to their homes and negotiating with the banks.

Homeowners need to understand that you are not alone in this time and you need an experienced advocate for you who understands what options are available for you and hopefully saving your home  from foreclosure.

In the past, FHA required a condo project to be submitted and put on their approval list only once (typically when the project was built) and it was considered an approved project forever.

This ALL changed on 11/1/2009. Condo approvals are only going to be valid for 2 years and FHA will NO LONGER allow spot approvals.

New Project Eligibility Guidelines

All condominiums (consisting of 2 or more units) must meet the following requirements:

• At least 50% of the units of a project must be owner-occupied or sold.
• Projects must be covered by hazard and liability insurance and, when applicable, flood insurance.
• No more than 15% of units can be in arrears of their condominium fees.
• No more than 25% of the property’s total floor area in a project

Dominion Virginia Power gave me a behind the scenes tour of their ROC (Restricted Access) to share all the ways they are preparing for a hurricane to make sure they are fully powered up. 

As Hurricane Irene is headed toward the Hampton Roads area we hope everyone stays safe and make sure you are prepared for the storm.

Seal KidsSealKids is a charitable fund spearheaded by The Real Estate Group to aid the children and families of those lost in the recent tragedy. The funds we gather will be donated to the Navy Seal Foundation to benefit those individuals. Our goal is to raise $100,000 for the future needs of these families.
