Dear Annie Agent,

My husband and I have been married for a few years and working hard to save for a home of our own. We’re at a place where we are starting to feel like we are ready to buy. How do you know when you are truly ready to buy and that it is the “right” time to do it?

Signed,

Possible House Hunter

Dear Possible,

The truth is, you’re ready now. The process of buying a home isn’t always a neat, straight line of not owning to owning. There are steps you should take, and there is information you need to have, but you have already started the process by deciding that you want to own and setting some financial goals.

The coffeehouses of Norfolk should take heed: there’s another bean grinder in town.

Coaster Coffee opened last November, at 8418 Tidewater Drive, close to the Ocean View area. Nestled in across the street from Northside Park, it may end up being the perfect place for you and your children as summer winds down: after an afternoon on the playground or the skateboard park, the whole family can cool off and relax with a drink and a snack from Coaster Coffee. They offer special daily brews, featured teas and the barista’s drink of the week, which you can track on their Facebook page. For today, their special brews were Coaster Rican, Tanzanian Peaberry and Snickaroo. The featured tea was raspberry.

Timely payment is the cornerstone of the landlord/tenant relationship. Both parties make certain promises and representations when a lease is signed, the most significant of which is the rent will be paid as promised and without demand. Some tenants feel landlords are relatively wealthy and a late payment here or there has little impact.

When rent is late, the landlord has to suddenly make a sizeable payment unexpectedly, which usually has an immediate negative effect on their financial situation.

Most leases are constructed for rent to be due on the first calendar day of the month, with a typical

At some point, it may be time to consider downsizing your home. After the kids have well-established lives of their own, do you need to have those extra bedrooms to keep clean?

“While some people like the idea of staying put as empty nesters and seniors, a growing number of boomers are choosing to move to cities or bustling suburbs, according to the Urban Land Institute. In fact, about 72% of the Boomers surveyed in 2013 said they would rather live in a smaller house but have a shorter commute than live in a larger home and make a lengthy trek to the office. Plus, being in an urban area likely means easier access to stores and public transportation,” said John F. Sweeney

If that’s a situation you’re thinking about, you may want to start

The market for rental homes, while relatively stable in terms of supply and demand, is still subject to many of the same forces affecting homes for sale.  Time of year, availability of qualified tenants, and external factors such as military transfers can all impact how “hot” the rental market is at any given time.  As mentioned in a previous blog article, well qualified tenants understand they are a valuable asset for rental property owners.  As a result it’s not unusual to receive offers to lease from them that differ from the advertised terms.

There are two schools of thought regarding negotiation with rental applicants.  The first is that tenants should be subject to screening before negotiation of their offer to ensure they are fully qualified and
