CDPE Certified Distressed Property Expert

We just had 57 realtors complete a 2 day intensive CDPE (Certified Distressed Property Expert) course here in Norfolk.

A CDPE certified realtor is equipped with the latest tools, resources, and effective methods for dealing with homeowners who are facing short sales, foreclosures and financial hardships pertaining to their homes and negotiating with the banks.

Homeowners need to understand that you are not alone in this time and you need an experienced advocate for you who understands what options are available for you and hopefully saving your home  from foreclosure.


I attended the CDPE classes in Norfolk, VA July 7 & 8 2011.  This two day course provided a wealth of tactical information that I can start using immediately to help educate

In the past, FHA required a condo project to be submitted and put on their approval list only once (typically when the project was built) and it was considered an approved project forever.

This ALL changed on 11/1/2009. Condo approvals are only going to be valid for 2 years and FHA will NO LONGER allow spot approvals.

New Project Eligibility Guidelines

All condominiums (consisting of 2 or more units) must meet the following requirements:

• At least 50% of the units of a project must be owner-occupied or sold.
• Projects must be covered by hazard and liability insurance and, when applicable, flood insurance.
• No more than 15% of units can be in arrears of their condominium fees.
• No more than 25% of the property’s total floor area in a project

Dominion Virginia Power gave me a behind the scenes tour of their ROC (Restricted Access) to share all the ways they are preparing for a hurricane to make sure they are fully powered up. 

As Hurricane Irene is headed toward the Hampton Roads area we hope everyone stays safe and make sure you are prepared for the storm.

Seal KidsSealKids is a charitable fund spearheaded by The Real Estate Group to aid the children and families of those lost in the recent tragedy. The funds we gather will be donated to the Navy Seal Foundation to benefit those individuals. Our goal is to raise $100,000 for the future needs of these families.

We have also included a place where you can submit your respects that will be sent to the children of our fallen soldiers.

Low Mortgage RatesRight now mortgage interest rates are at an all time low!  Why wait if you are in the market to purchase a new home?  With interest rates so low, housing prices are dropping you can pretty much find a home cheaper than renting.

No one can predict the bottom of the real estate market so take advantage of these great housing opportunities.  

So we advise everyone to look at their own situation of pros and cons of homeownership before making that decision to buy or sell.  Don't panic...make an informed decision.

During the summer months, the need for emergency food increases and many families right here in Hampton Roads need our help.
